Can you hold a property before I apply?
A security deposit paid in full, can remove the house from being listed, and you have up to 30 days to move in. -
Do I need to pay first and last month’s rent with the security deposit?
Move-in costs vary. Typically, the first month’s rent and a security deposit are required. Some properties may also request last month’s rent—please refer to the specific listing details. -
How old must I be to apply?
Applicants must be at least 18 years old to enter into a lease agreement. -
What is the minimum income requirement to qualify for a rental unit?
Income requirement is 3x the monthly rent of the unit you are interested in. -
Is the security deposit refundable?
Yes. Security deposits are fully refundable, provided the lease terms are met and the property is returned in good condition beyond normal wear and tear. Deductions may be made for damages, unpaid rent, or necessary cleaning. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet standard qualifications for income, credit, or rental history. Cosigners must also meet financial screening and sign a guarantor agreement. -
How do I apply for a property?
Applications can be submitted online or in person. You’ll need to complete the application form, pay the application fee, and provide documentation such as photo ID and proof of income. -
How do I pay rent?
Rent can be paid securely through our online resident portal, via automatic bank transfer, or by check/money order depending on the terms of your lease. -
What if I want to get a pet?
Always check your lease agreement first and contact our management team for approval. Some homes allow pets with an additional deposit or monthly pet rent; others may have restrictions. -
What if I want to move out, but my roommate wants to stay?
Leaseholders are jointly responsible for the full lease term. If one person wishes to move out, they may need to requalify independently or identify a qualified replacement tenant, pending management approval. -
What’s the process for moving out at the end of my lease?
Most leases require written notice to vacate. Please refer to your lease for the notice period and ensure written notice is submitted on time. -
Who is responsible for maintenance and repairs?
We handle all routine maintenance and repairs. However, tenants are responsible for any damage resulting from misuse or neglect. All requests should be submitted promptly through our online maintenance system.
